Coastal Foundations

Coastal Foundations
Coastal foundations raise the building above the "Design Flood Elevation" in flood hazard areas to allow storm water to flow under the building.  The foundation can be retrofit with specially designed "breakaway panels" to make the lower section of the building more aesthetically pleasing.  ACE can provide detailed designs for the panels to ensure that they break away under the force of storm water surges.

ACE provides detailed construction documents so that your builder can economically install a coastal foundation capable of withstanding storm water surges and wave action.

For structures located in coastal areas designated by Flood Insurance Rate Maps (FIRM) as flood hazard areas, the Building Code requires the design of coastal foundations for new buildings and additions.  The requirements for structures in areas designated as "V-Zones" are much more stringent than those in "A-Zones".  ACE is able to assess a building's location within the FIRM's and can design an appropriate coastal foundation for that structure.
